Edgewood at Everlands is a community-based in Palm Bay, Florida. As a Florida non-profit corporation, the Edgewood at Everlands Homeowners Association, Inc. controls the neighborhood by enforcing the Declaration of Covenants attached to every house deed. The HOA also owns and manages the common areas, such as entry gates and green spaces, through a Board of Directors.

The election will take place during the Edgewood at Everlands HOA Annual Meeting. All homeowners are encouraged to attend, participate, and cast their votes.
Meet the Candidates
To help you get to know the individuals who have volunteered to serve our community, we are pleased to share a brief biography for each candidate below. Please take a moment to review their backgrounds and visions for Edgewood at Everlands. Your informed participation is essential to the continued success of our neighborhood.
Joseph Auxilly
Joseph Auxilly is a retired professional with more than 30 years of experience in the telecommunications industry, where he held management positions in Engineering, Network Operations, and long-term strategic planning. Managed a staff of over twenty employees to provide on time service delivery.
Joseph’s responsibilities involved preparing multi-million-dollar budgets, delivering technical presentations to company executives for major project approval.
Specific Achievement:
Developed a telecommunications skilled based training program for company staff.

Joseph’s hobbies are cooking and entertaining, gardening, growing orchids, helping neighbors, listening to music, DIY house repairs and playing board games.
If elected, my goals for the HOA:
1. Strive to improve the relationship between the HOA and the Edgewood community.
2. Create a balance that encourages residents to enjoy their homes to meet their lifestyle while maintaining the HOA guidelines.
3. Collaborate with residents to develop a knowledge base to guide residents on how to maintain their homes.

Michael Borgese
I have been a resident of our community since its early stages, moving here in 2022 and watching it grow into the neighborhood we all enjoy today. Living here from the beginning has given me a strong appreciation for what makes our neighborhood special, as well as a clear understanding of the challenges and opportunities that come with continued growth.
Before settling here, my journey began in the United States Air Force, where I served four years as a C-130 Crew Chief and later cross-trained for an additional four years as a UH-1N Flight Engineer. My time in the military instilled in me a deep commitment to integrity, accountability, and service — values that continue to guide every aspect of my life. After leaving the Air Force in 2017, I transitioned into a civilian role with the Defense Contract Management Agency (DCMA) as a Quality Assurance Specialist. This position strengthened my understanding of contracts, regulatory compliance, and unbiased decision-making. It also reinforced a principle I carry with me today: doing the right thing, even when no one is watching.
In 2022, I entered the private sector, continuing to support major government programs and growing into my current career as a Quality Assurance Manager. In this role, I oversee complex processes, enforce standards, and work to ensure fairness, transparency, and accountability across multiple teams. These experiences have shaped me into someone who is not only detail-oriented but also committed to creating systems that serve people effectively and equitably.
My intent in joining the HOA Board is grounded in these same values. I want to provide a balanced, quality-minded perspective to help ensure that every homeowner in our community is treated fairly and held to the same standard. I believe strong communities thrive when expectations are clear, rules are applied consistently, and leaders approach decisions with humility and integrity.
I’m not seeking a position on the Board to push an agenda. I simply want to protect what makes our neighborhood a great place to live and to help ensure that our community continues to grow in a way that is fair, respectful, and transparent for everyone. My goal is to contribute to a Board that listens, communicates openly, and always acts in the best interest of all residents.
Tony David
Hello, my name is Tony Dumler, and many of you may know me as Tony, Tony David, or T-bone Willy. My family and I relocated to this community nearly three years ago from Elizabethtown, Kentucky.
Since our arrival at Edgewood at Everlands, I have been actively engaged in various initiatives to promote the community's growth and well-being. Currently, I chair the Families with Children Committee and the Architectural Control Committee (ACC), and I am also known as “The Gate Person,” as I oversee the gates at the entrance and exit to the community and assign RFID tags and assist residents with codes as needed.
I firmly believe in the adage, “If it's not broke, don’t fix it,” and my objective, if you see fit to elect me, is to continue the current board’s efforts, ensuring that our community remains family-friendly and welcoming to all. Although it will be a challenge to fill the shoes of the current board, I am confident that with the right team in place, we can achieve this goal.
As a strong proponent of proactive leadership, I pledge to bring the same level of dedication and enthusiasm to the board as I have to the committees I currently lead. Many of you may recall our initial community Halloween bash, where I had the pleasure of cooking hotdogs for the children, or our first Movie Night Under the Stars.
I am deeply passionate about this Edgewood at Everlands community we all call home, and if elected, my approach will remain consistent with the values and principles that have guided my work on the committees and at the gates. I appreciate your time, and I wish you all the best.
Lisa DeMino
My name is Lisa DeMino, and I’m running to serve on our HOA board because I believe every resident deserves to feel heard, respected, and supported. As a mother of two young children, I deeply value having a neighborhood that is safe, welcoming, and community-focused. Edgewood has been a wonderful place for my family to thrive, and I am committed to helping preserve and strengthen the warm, welcoming environment that makes our community special.
My college education gave me a strong foundation in communication, critical thinking, and responsibility. These skills continue to guide me in both my personal life and professional work. Beyond my education, I founded and run a successful business where I’ve gained hands-on experience in organization, budgeting, and daily problem-solving. These roles require thoughtful decision-making, clear communication, and accountability, qualities that I believe would serve our HOA board well.
My approach is collaborative and grounded in respect. I believe in transparency and in creating space for every resident’s voice. My goal is to listen, understand different viewpoints, and work constructively toward decisions that reflect the best interests of the entire community. I want residents to feel comfortable sharing their concerns and confident that their voices matter.

Vanessa Leeson
Vanessa Leeson, a former Art Teacher turned Interior Designer, brings a unique blend of creativity, compassion, and genuine dedication for community engagement to her candidacy for the Edgewood at Everlands HOA Board of Directors. Vanessa and her husband, Dr. Cristian Leeson—an Internal Medicine physician and Lead hospitalist with Health First Medical Group—moved to Edgewood in the summer of 2003, where they have been raising their three children and contributing meaningfully to neighborhood life.
Currently, Vanessa serves on the Families with Children Committee, where her commitment to supporting families and fostering inclusivity is evident. She has been an enthusiastic participant in community events, most notably coordinating creative crafting activities that bring neighborhood children together for fun, learning, and connection.
Vanessa is deeply passionate about ensuring that Edgewood remains a welcoming, supportive, and vibrant neighborhood for residents of all ages. She is committed to helping the Board sustain the positive momentum established since its restructure and renewed direction in July 2025. With her thoughtful vision and collaborative spirit, Vanessa hopes to contribute to keeping Edgewood a place that every resident is proud to call home.
Michael Norrie
Michael Norrie is honored to seek re-election to the Edgewood at Everlands HOA Board, bringing a wealth of experience, fiscal responsibility, and a genuine commitment to the well-being of the community. As a native Floridian from Brevard County, Michael’s roots run deep in the Sunshine State. His journey has taken him across the country, with meaningful years spent living in Southern California and New Jersey, before he and his spouse returned to Florida. Since July 2023, they have been proud residents of Edgewood and are delighted to call this community home.
Michael’s career reflects his dedication to serving others with integrity. He holds a Doctorate in Pastoral Counseling and has worked as a hospice Chaplain and served as a Spiritual Care Counselor at the Betty Ford Center in Rancho Mirage, CA, offering compassionate support to individuals and families. Michael recently retired from a national management position with a large healthcare organization, where he was responsible for guiding teams and ensuring that operations ran smoothly and efficiently.
Michael believes that the strength of Edgewood lies in its sense of community. As a Board member since January 2025 and HOA President since the reorganization of the Board in July, Michael has been dedicated to working collaboratively with board and committee members, property management staff, and all residents. He spearheaded the formation of the Families with Children Committee, dedicated to representing the unique interests and perspectives of families within the neighborhood, ensuring that they have a meaningful voice in HOA matters.
Michael’s tenure as HOA President has also been marked by significant improvements in the HOA’s financial management and planning. Under his leadership, the Board approved an Operating Budget for 2026 at the same amount ($377,320.00) as the 2025 Operating Budget, ensuring that your monthly dues will remain at $196.51 for the coming year. Furthermore, Michael oversaw the setting aside of $15,000.00 in reserves for the 2026 budget—where previously there were no reserve funds—and expanded the Board’s contingency fund from $11,000.00 to $27,210.00. This substantial increase ensures that the HOA is better-equipped to handle unexpected needs and emergencies. Michael and the Board also established a new budget line item for Tree Replenishment, funded at $15,000.00 for 2026. This initiative is designed to cover the cost of replacing the remaining 30 dead or dying trees in the common areas on the property perimeter that were removed or knocked down during storms in the fall of 2024.
Michael approaches HOA matters with a practical, common-sense mindset. His strong leadership is characterized by transparency, responsiveness, open communication, and a willingness to listen to the concerns and ideas of fellow residents.
As Michael seeks your support for re-election, he remains steadfast in his commitment to responsible HOA governance, community engagement, and preserving the quality of life that makes Edgewood at Everlands such a special place. With his diverse experience and heartfelt dedication, Michael Norrie is ready to continue serving and shaping a vibrant future for our neighborhood.
Bryan Terrier
I have been a resident of Brevard County for the past 15 years, and for nearly three years, I have been proud to call Everlands of Edgewood my home. During that time, my family and I have come to appreciate the unique character, warmth, and potential of our neighborhood. I care deeply about protecting and enhancing the sense of unity and pride that make this community a wonderful place to raise a family.
Professionally, I have worked at Carroll Distributing, the local Anheuser-Busch wholesaler, for 15 years, where I currently serve as Regional Manager. Over more than a decade with this company, I have developed strong leadership skills, effective communication, and a solid understanding of budgeting, coordination, and team coordination. My long-term commitment to the company reflects my reliability, consistency, and dedication—qualities that align well with the responsibilities of an HOA board member.
Beyond my professional experience, I am an actively involved parent and a proud member of our community’s Families with Children Committee (FCC). This committee focuses on creating family-oriented events and activities that bring neighbors together and offer our children engaging, positive opportunities within our community. Being part of the FCC has given me valuable insights into the everyday needs of families, the importance of connection, and how thoughtful planning can strengthen neighborhood bonds.
My combined management experience, professional stability, and community involvement allows me to approach challenges with fairness, patience, and a grounded understanding of what residents truly need. I value transparency, practical solutions, and working collaboratively to ensure all voices are heard and needs are met.
I am running for the HOA board because I believe in this neighborhood and want to help ensure Everlands of Edgewood continues to be safe, welcoming, and well-maintained. I am ready to dedicate my time, energy, and leadership to support the long-term success of our community and help support a place we are all proud to call home.

DECLARATION OF COVENANTS AND CONDITIONS FOR EDGEWOOD AT EVERLANDS
A homeowners association (HOA) declaration, also known as a Declaration of Covenants, Conditions, and Restrictions (CC&Rs), is a recorded document that outlines the rights, responsibilities, and powers of the HOA and its members. CC&Rs are usually the most comprehensive HOA governing document and are intended to protect, preserve, and enhance the community's property values. They often include provisions for:

ARCHITECTURAL REQUEST FORM
All applications to the ACC for modifications to a home/property must be submitted on the appropriate ACC form, complete with all necessary Plat diagrams, dimensioned plans, details, and photographs in sufficient detail to inform the committee of your intentions, emailed to ARCFL@ELITEUSA.NET
No work should be commenced until ACC approval is provided in writing.
Per FS 720.3035 (07/2024), any denial of an application shall refer to the specific rules within the Declarations upon which the ACC is acting.
For reference, these numbers are provided for each section within this guide.
Once completed work has been done, please notify the ACC so that final approval of completed work can be signed off on.

PARKING POLICY & PERMIT REQUEST FORM
Guidelines:
Vehicles must be parked in designated areas, such as the owners’ garage or driveway. They should not be parked on lawns or in common areas belonging to the HOA.
Vehicles should not be parked in a way that blocks the normal flow of traffic or limits the ability of emergency service workers to respond to situations.
Vehicles should not block the sidewalk or be parked on the roadways between 11:00 p.m. and 7:00 a.m.
The car parking spaces adjacent to the swimming pool facility and the postal boxes are not for overnight parking.
Towing companies will remove offenders at the offender's expense, and the Association has no responsibility for such actions or damages.
Parking Permits may be requested by submitting a request to the managing company. Requests may not exceed 7 days in 1 full calendar month.
Parking permits must be displayed on the driver's side dashboard in full view.

Vehicles must be parked on the interior perimeter of the circle so that emergency vehicles can pass without any delay.
FAILURE TO FOLLOW THE PARKING RULES WILL RESULT IN IMMEDIATE TOWING OF THE OWNERS VEHCILE AT THEIR EXPENSE.

SWIMMING POOL RESERVATION FORM
We are so happy to have a beautiful pool for our community to share. Due to insurance regulations, if you are having an event in the pool area that invites others who do not reside in our community to the pool, you must complete a reservation form. The pool is open from 6:30 a.m. to 9 p.m. during the summer months.
Yes, guests are allowed to use the amenities as long as they are accompanied by a resident member. Please note that there are restrictions on the number of guests per resident, and certain amenities may require reservations. Please refer to the Edgewood Guidelines Booklet.
To report a maintenance issue, please complete the workorder PDF and email it to INFO@ELITEUSA.NET and include details about the issue and its location; pictures are also helpful. Our maintenance team will respond as soon as possible.
We are stronger as a community. If you feel that someone in our community has violated the HOA declarations, please email our managing company and try to include as many details as you can. INFO@ELITEUSA.NET
